Acquired by Prime in Q2/2019, Łódź1 is a modern office scheme in the city centre of Łódź, developed to an exceptional technical standard and occupied by recognized tenants such Flint Group, CEM and Prudential. The Property comprises circa 6,400 sqm GLA of grade A office accommodation and 140 car parks, and is located in the main artery crossing the city, across the street from Galeria Lodzka shopping mall and in proximity to the popular Piotrkowska pedestrian street. On top of the existing office spaces, the site (over 10,000sqm) comprises additional significant development rights. Over the holding period, through active assets management, Prime obtained several urban planning approvals that allowed for a substantial expansion of the project to approximately 45,000 sqm of mixed-use space, including residential area (with over 900 apartments). Following unlocking value, and with maintaining constant high occupancy in the project, Prime sold the property in Q4/2025 to a local investment group, resulting in decent and above-market return over holding period.
